The Oviedo part

Three numbers that are true here and false one town over

Any company can write “we serve Oviedo” at the top of a template. These are the things you only know if you have actually read Oviedo’s paperwork.

0Rescreen categories in Oviedo’s permit guidelines

The City of Oviedo publishes a permit guidelines document with a full table of contents. There is no screen enclosure entry and no rescreen entry. The nearest checklists are Aluminum Carport Structures and Aluminum/Metal Structures, both written for erecting a structure — site plan, setbacks, sealed engineering. That is why “do I need a permit?” is a genuinely confusing question here, and why the only trustworthy answer is a phone call to Building Services on 407-971-5755.

2Building departments for one “Oviedo, FL” address

Inside the city limits it is City of Oviedo Building Services at 407-971-5755. Black Hammock, and much of the 32766 side toward Chuluota, are unincorporated Seminole County — that is the county Building Division at 407-665-7050. Same mailing address format, different rulebook. It is the single most common thing an Orlando-wide contractor gets wrong on an Oviedo job.

933Homes where the HOA picks your frame colour

Live Oak Reserve’s ARC guidelines — approved 3 February 2017, version 1.2 — state that screened enclosures must be constructed using bronze colour aluminum or better material. The same document says prefab aluminum ‘Florida rooms’ are not allowed. Quote a white or mill-finish frame across those 933 homes and the ARC sends it back.

Services

What actually gets done to a screen enclosure

Single-panel and partial rescreens

One blown panel, or the six on the east side that went first. Old spline out, channel cleaned, new mesh tensioned in. The cheapest thing you will ever do to a cage, and the thing most Oviedo homeowners actually need.

Details

Full cage rescreen

Every panel on the enclosure replaced at once. Worth it when the mesh is uniformly chalky — if three panels have failed on a 1990s cage, the other thirty are the same age and the same sun.

Details

Screen door repair and replacement

Sagging frames, dead rollers, latches that never line up, and the bottom of the door where the dog goes through. Kickplates, sweeps, hinges, closers and full door replacement.

Details

Pet-resistant mesh

A heavier vinyl-coated polyester weave for the lower panels and the door surround, where paws and claws do the damage. Usually worth doing as a partial upgrade rather than over the whole cage.

Details

No-see-um and fine-mesh screening

Tighter 20x20 weave for midges, gnats and oak pollen. In Oviedo this is a Lake Jesup and Econ River product, not a beach product — and we will tell you honestly which one you have.

Diagnosis

Oviedo cages fail in a specific, dateable way

Oviedo grew in one narrow window. The city’s own About page records annual population increases of 20–29% between 1986 and 1990. Alafaya Woods (2,230 homes) went up 1985–1996, Twin Rivers 1987–1997, Tuska Ridge 1989–2003. That dates the cages.

The dominant Oviedo enclosure is a late-1980s-to-1990s aluminum frame held together with self-tapping screws that have now had thirty-plus years of Central Florida humidity. What you get is galvanic corrosion at the screw heads and spline channels that have gone brittle — so the mesh does not just tear, it pulls out of the channel and takes the spline with it. Retensioning new mesh into a channel that has gone chalky is the part that separates a rescreen that lasts from one that opens up again in eighteen months.

Three miles east in Live Oak Reserve, built mostly 2001–2010, that is simply not the problem. Those frames are fine; the mesh is what aged. Same city, different job, different price. A page that treats all of Oviedo as one job is a page written somewhere else.

In the 1985–1997 subdivisions the mesh has usually been replaced once or twice already. The aluminum, the screws and the spline channels have not.

Why we push mesh, not chainsaws

You cannot legally solve an oak limb problem by removing the oak

The City of Oviedo requires a permit to remove any canopy tree within city limits. Palms, fruit trees and understory varieties such as crape myrtle are exempt; a live oak over your cage is not. Permit requests go through the city.

Repeat panel damage in Oviedo is mostly limbs and deadfall off mature live oaks — which is exactly the thing a homeowner cannot just have taken out. Seminole Woods, with 262 five-acre wooded lots, is the extreme case, but Riverside at Twin Rivers and half of the older west-side subdivisions have the same canopy sitting over the same screen.

So the practical answer is not tree work. It is a tougher mesh on the upper panels and proper tension, and accepting that the top of the cage is a consumable. That is an Oviedo ordinance driving an Oviedo spec, not an upsell.

1 Permit to remove one canopy tree

Palms, fruit trees and understory species such as crape myrtle are exempt from the requirement. Canopy trees are not. Check with the city before anyone with a saw quotes you.

how much to rescreen a pool cage in florida

Researched third-party market ranges for Central Florida in 2026 put a small lanai under 20 panels at roughly $800–$1,800, a mid-size cage of 20–40 panels at $1,500–$3,200, and a large or two-storey cage at $2,800–$4,500. A Florida contractor guide gives the same job as $1.50–$3.50 per square foot installed. Panel counts vary enormously between an Alafaya Woods patio cage and a Stonehurst custom span, which is why nobody can quote your cage from a web page.

These are market estimates compiled from published competitor and cost-guide content, not Oviedo Rescreening prices and not a quote.

pool cage screen replacement cost

Per panel, the researched Central Florida range is about $35–$75 for ground-level panels, with most landing $45–$60. Upper and two-storey panels run $60–$120 because of the ladder and lift time, and a door panel with a kickplate runs $90–$180. A national cost guide puts the same work lower, at $25–$65 a panel. Upgrading the mesh adds roughly $10–$40 per panel on top.

how long do pool cage screens last in florida

Standard 18x14 fiberglass mesh is a UV product, and UV is what kills it. The Orlando metro averages a UV index around 7.8 across roughly 233 sunny days a year, with the midday index typically very high to extreme (9–11) from April through September. That is what takes taut mesh to chalky and brittle. On the 1985–1996 Alafaya Woods and 1987–1997 Twin Rivers cages, the mesh is almost never original — it is the second or third set, and the frame underneath is the part that has been out there for 30-plus years.

The Oviedo mesh guide goes through what actually survives here.

Oviedo Rescreening covers Oviedo 32765 and 32766, Chuluota, and the unincorporated Seminole County pockets — Black Hammock and the eastern 32766 side — that carry an Oviedo mailing address. That distinction matters more than it sounds: it changes which building department a permit application goes to. See service areas and the Oviedo permit guide.
