Oviedo neighborhoods and ZIP codes we rescreen

Oviedo Rescreening covers Oviedo ZIP 32765 and 32766, which between them take in Alafaya Woods, Twin Rivers, Live Oak Reserve, Kingsbridge, Tuska Ridge, Carillon, Stonehurst, Seminole Woods and the rest of the city, plus Chuluota and the unincorporated Black Hammock area on the south shore of Lake Jesup.

Before anything else

Not every “Oviedo, FL” address is in Oviedo

This is the thing out-of-town contractors get wrong here, and it decides who a permit application goes to and which exemption process applies to your job.

407-971-5755 City of Oviedo Building Services

Inside the city limits. Building Services Division, 400 Alexandria Blvd, Oviedo FL 32765; applications go in electronically through the city’s online permit page. Email buildingpermits@cityofoviedo.net.

407-665-7050 Seminole County Building Division

Black Hammock, much of the 32766 side toward Chuluota, and other unincorporated pockets that still carry an Oviedo mailing address. Same envelope, different building department.

If you are not certain which side of the line you are on, that is normal — and it is worth resolving before anyone touches framing on your enclosure. The Oviedo permit guide goes through how to check.

ZIP codes

Where the mail says Oviedo

  • 32765
  • 32766

32765 also covers parts of Winter Springs and the unincorporated Black Hammock area. 32766 is shared between Oviedo and Chuluota and sits entirely inside Seminole County. Both are worked.

Wikipedia also lists 32762 for Oviedo. Publishing a service ZIP that has no houses in it is exactly the kind of padding this site is trying not to do.

Neighborhoods

What your subdivision means for your cage

Oviedo’s build years are not evenly spread, and neither are its cage problems. These are real subdivisions with real build windows, not a keyword list.

Alafaya Woods

2,230 homes, built 1985–1996

The largest single block of 30-to-40-year-old enclosures in the city. Original 1980s–90s aluminum frames, self-tapping screws, and mesh that is almost certainly on its second or third life.

Details

Twin Rivers

1,000+ homes, majority built 1987–1997

Built around the golf course, in several recorded sections — Twin Rivers Section 1, Twin Rivers C.C. Estates, Twin Rivers Lockwood. Same build era as Alafaya Woods, so the same fastener and spline problems.

Details

Riverside at Twin Rivers

separate HOA inside the Twin Rivers area

Tree-lined streets and mature landscaping, which is another way of saying the upper panels take a steady load of leaf litter and limbs.

Live Oak Reserve

933 homes across 16 villages, mostly built 2001–2010

The one Oviedo community where the frame colour is not your decision: the ARC guidelines require bronze-colour aluminum or better. Newer frames than west Oviedo, so usually a mesh-only job.

Details

The Sanctuary

700+ homes on 340+ acres

Master-planned, on the east side against conservation land. Adjacent green space means more insect pressure and more organic debris.

Kingsbridge

435 lots off Mitchell Hammock Road

East and west sections, with lakefront lots on Long Lake. Waterfront cages take the most direct wind and debris exposure in the city.

Aloma Woods

200+ homes, partially gated, with an Estates section

Mixed lot sizes and cage sizes; panel counts vary a lot street to street.

Tuska Ridge

390 homes built 1989–2003, northwest Oviedo, 32765

Straddles the build-era line — the older phases have the classic corroded-screw problem, the later ones usually do not.

Carillon

800+ homes just north of UCF

Includes sub-neighborhoods such as Heronwood at Carillon.

Little Creek

442 homes on both sides of Lockwood Road

Divided into several smaller neighborhoods with different cage vintages.

Stonehurst

67 gated custom lots off Tuscawilla Road, 32765

Custom homes north of Red Bug Lake Road, mandatory HOA, and larger custom cages — higher panel counts and more two-storey work.

Seminole Woods

262 five-acre wooded lots, 1,550 acres, guard-gated

Heavy tree canopy directly over the enclosures. This is the Oviedo address where mesh choice matters most and where a canopy tree cannot simply be removed to fix the problem.

River Walk

124 gated custom lots

Custom homes, custom cage spans.

Black Hammock

unincorporated, on the south shore of Lake Jesup

Oviedo 32765 mailing addresses, but permitting here is Seminole County, not City of Oviedo. Directly beside the Black Hammock Wilderness Area and about as close to Lake Jesup’s midge hatch as it is possible to live.

Details

Oviedo on the Park

downtown mixed-use district around Center Lake

Mostly townhomes and apartments rather than pool-cage single-family stock. Listed as a landmark, not as a pretence that there is a lot of cage work here.

The documented HOA rule

Live Oak Reserve: bronze, or it comes back

The Live Oak Reserve ARC Guidelines — approved by the Board of Directors on 3 February 2017, version 1.2 — are explicit under “Decks, Arbors, Gazebos and Screened Enclosures” (CCRs Article IX, Section 2): screened enclosures must be constructed using bronze colour aluminum or better material.

The same document’s roofs section states that prefab aluminum “Florida rooms” are not allowed, and that a composite roof structure may only be permitted where the roof sits completely within a screened porch.

Across 933 homes in 16 villages, that means frame colour is not a preference — it is a rule with a document behind it. If a quote you are holding specifies a white or mill-finish frame for a Live Oak Reserve address, the ARC is the reason it will not go through. For a mesh-only rescreen it does not apply; for anything that adds or replaces framing, it does.

933 Homes · 16 villages · built mostly 2001–2010

Newer frames than the west side of the city, so usually a mesh-only job — with a colour rule attached the moment framing enters the conversation.

Get your cage looked at

Tell us the neighborhood, roughly how many panels are torn, and whether the cage is single or two storey. That is enough to give you a real number instead of a range.
