Live Oak Reserve is the one Oviedo community where frame colour is not your decision: the ARC guidelines require screened enclosures to be built in bronze colour aluminum or better. It is also Oviedo’s newest large subdivision — mostly 2001–2010 — so it is usually a mesh-only job, not a frame job.

The documented HOA rule
Bronze, or it comes back
The Live Oak Reserve ARC Guidelines — approved by the Board of Directors 3 February 2017, version 1.2 — state under “Decks, Arbors, Gazebos and Screened Enclosures” (CCRs Article IX, Section 2) that screened enclosures must be constructed using bronze colour aluminum or better material. The same document states that prefab aluminum “Florida rooms” are not allowed.
A mesh-only rescreen does not touch frame colour and does not run into this rule at all. Replacing an upright, adding a door opening, or rebuilding a corner does — and in these 933 homes that is an ARC conversation before it is a building-department one.
Newer frames than west Oviedo, so this is usually a mesh-only job — corrosion and spline-groove wear that dominate Alafaya Woods and Twin Rivers have not had time to set in here yet on most homes.
The mesh question here is different
Sun and midges, not frame age
With frames this young, the real Live Oak Reserve question is usually which mesh, not whether the frame needs work. Lake Jesup’s aquatic midges swarm roughly April through November, and Central Florida’s UV load (average index 7.8, Orlando metro) is what eventually chalks out even a newer frame’s original mesh.
